The problem in detail

Carpet over original hardwood is the main issue. A standard truck-mount extraction puts a lot of water into the carpet for a short window. Modern construction handles this fine because the pad and the subfloor are designed for it. Old Benicia hardwood is not. If too much water gets through the pad and sits on the hardwood, you can cup or stain the planks. The carpet looks great on Tuesday and the homeowner discovers a hardwood problem in March when they pull the carpet for a remodel.

The second issue is older carpet itself. Some Benicia homes have wool or wool blend carpet from the 1970s and 1980s that nobody makes anymore. Wool reacts to detergents and heat differently than synthetic. The wrong cleaning chemistry can stiffen the fibers, fade the color, or make the carpet shrink. How we handle it

On historic homes we adjust the moisture load. We use a low-moisture pass first to lift the bulk of the soil, then a controlled hot-water extraction with extra vacuum strokes to pull the water back out fast. We bring a moisture meter and check the subfloor underneath the carpet edge after we finish so we know we did not leave water sitting on old planks.

For wool or wool-blend carpet we test in a closet first. We use a wool-safe detergent with a neutral pH and a lower temperature. The fibers come up brighter without lifting color or shrinking.
