We start by identifying the floor type and its condition, because that decides the products and the pressure. We do a dry pass to pick up loose grit first, since grinding grit around during a wet clean scratches the surface.

Then we apply the cleaning solution matched to the floor, tile, vinyl, laminate, or sealed hard surface, and give it time to break the built-up grime loose from the texture and the seams. We agitate where the floor needs it, then extract the solution and the suspended soil off the floor so it leaves rather than drying back into the surface. Along edges and in corners where a machine cannot reach, we detail by hand.

Before we leave we walk the floor with you and check the finish, and we tell you honestly how it came up and what a maintenance schedule looks like for that floor. Hard floors dry quickly, usually within an hour or two, so the space is back in use the same day.

This is the most common thing we hear about hard floors, and the explanation is unsatisfying but simple. A mop does not remove soil from a floor, it redistributes it. The first pass lifts some, and from then on the bucket is dirty water and you are spreading a thin film of soil and detergent across the surface. That film dries, dulls the finish, and gives the next batch of soil something to stick to.

So the floor gets slightly worse every time it is cleaned, which is a maddening thing to discover after years of doing it faithfully. What we do differently is rinse and extract: apply the right chemistry for the surface, agitate it, then pull the dirty solution off the floor rather than pushing it around. You can clean tile until it shines and the floor will still read as old if the grout is dark, because grout is porous and it absorbs what mopping leaves behind. It also sits slightly below the tile surface, which means it collects everything that gets pushed across the floor.
